6.     “800″ Information Rider Sign.  Buyers can call this number to take a website tour, view additional photos or obtain more information on their smart phones.   Their telephone numbers are call-captured and the listing agent can call the prospect Buyer back.

 

 

 

  

 

        

7.    Yes, we use a color brochure tethered to the yard sign.  The main idea is to get serious Buyers to call us so we can schedule an appointment with them to see your home.  We include color brochures inside the home for visitors to take with them.    We notify Realtors with e:mailed flyers and notices of your home being fresh on the market.

8.    We schedule and show your home by appointment to prospective, qualified Buyers.   We arrange for other Realtors to show your home.  We will coordinate showings with you, keeping track of licensed agents and Realtors who enter your home at all times according to the schedule you approve ahead of time.  You will be provided with feedback for showings that take place.  Centralized Showing Service (CSS) is our partner and enables us to provide you with daily showing notifications, e:mailed feedback and weekly showing reports.  Their local showing telephone number is 303-573-7469 and is recognized by other local Realtors as being a listing that is easier to show which results in more showings and a faster sale.  Showing agents call CSS first to set up their appointments because they can schedule multiple showing appointments by calling one phone number.  The showing agent scheduling will not get a busy signal and will have excellent answer times.  Sellers are better informed of activity on their property and makes drive-up showings easier if permitted by the Seller.

11.     Lights, camera, ACTION!  We believe in showcasing your home with a ton of digital photos to any potential Buyer.  Whether for website use or for Color flyers, both are important aspects in the of marketing your home.   We shoot professional photos of all our listings.  If your home has particular needs, we may need to bring in “the big guns” like Ron Larm at On Top Marketing to accomplish specialized goals.  In either case, you will appreciate your featured website complete with a unique virtual tour as well.

12.     Initial Consultation and in-home evaluation.  When you contact us, we’ll be happy to provide you with a free Comparative Market Analysis (CMA).  We’ll want to visit with you at your home so we can do a walk-through with you.  This accomplishes two major points.  First, we need to know how your home stacks up against other homes like yours that have SOLD and the existing competition.  It’s important to understand that we implement the same practices an appraiser does in comparing your home with other “like” properties.  Among the most important roles we’re going to take on is providing you with the marketing and experience it takes to SELL your house in the current market.  Today, price is everything, condition is everything and yes, the willingness to show your home when on the market.  If a Seller misses the target on any of those three key points, the prospects for a house sale could be doomed from the beginning.  Price your home correctly from the start and it will likely sell.  We will never tickle your ears to tell you what you want to hear just to get your listing.  We’re in the business of offering a value-charged marketing strategy for your home.  We would be doing you a disservice if we told you what you wanted to hear or priced your home high just to get your listing.  Your goal is to sell your house.  You are hiring us as full-time, seasoned professionals to tell you the truth using the latest market data and expertise we have.  While we’re touring your property, we’ll be a third-party, a neutral party with a discerning eye.  You’ll want to know when your home hits the market, it is in tip-top shape.  A well presented home will be one that SELLS!  If there are any deferred maintenance issues or other areas that need attention, we’ll help bring those matters to your attention.  We are not home inspectors but we can bring an unbiased and neutral eye for detail to help point out critical areas that may require repair before going on the market.  Our resources (found under the links tab above) can be very helpful not only before you go on the market but after we have a Buyer as well.  There are many trusted contractors and specialists we’ve grown to respect over the years and we want to share those professional talents and gifts with you.
